Is there a schedule for getting deposits paid and agreements signed?
Once the Sales Agreement has been signed and the deposit and Proof of Financing have been submitted, the unit will be considered sold. The Sales Agreement will be sent out soon.
How will I know if I am an ‘eligible resident’ for living in Jasper?
According to the National Parks Lease and License of Occupation Regulations, an eligible resident is anybody who meets any one of the following clauses:
- Someone whose primary employment is within the park
- Someone who operates a business in the park AND whose presence is needed for the day-to-day operations of that business.
- A retired individual who for five consecutive years immediately prior to retirement:
a) was primarily employed within the park, OR
b) operated a business in the park AND whose presence was needed for the day-to-day operations of that business
- Somebody who lived in the park at the time of their retirement, AND who was living in the park on July 30, 1981
- Someone who attends school full-time at a registered educational institution in the park.
- An individual, or their descendants through blood or adoption, who leased public lands in Jasper prior to May 19, 1911.
- The spouse of anyone referred to above.
Who is the realtor for these condos?
These condos are being sold privately by the developer without assistance from realtors.
Will there be GST?
GST will be added to the price.
What are the estimated dates for each stage of completion of phase one first six condo units?
- Framing: November 2026
- Rough-in: January 2027
- Drywall: March 2027
- Completion: July 2027
Who is the Developer?
Jasper Multi-Family. We have been developing condos and apartments in Jasper since 2017.
Who is the Builder?
BCP Construction. BCP Construction is a highly experienced contractor with a long history of timely builds in Jasper and Western Canada.
Is there a maximum number of people per unit?
The maximum number of occupants is 8 per unit. (2 per bedroom)
Will I need a lawyer?
You will not need a lawyer to sign the Sales Agreement, but a lawyer is required to complete the purchase.
What kind of storage is included?
All units have in-suite storage.
Are pets allowed?
Yes. Refer to the Condo Bylaws for more details.
Is there bike storage?
Each unit will receive tags that enable the storage of 2 bicycles in condominium common property bike racks.
Will there be on-site parking? Will I be able to plug in my vehicle?
Each unit will have one parking spot with an electrical pedestal capable of powering a block heater. Each unit will be individually billed for electricity used by its dedicated parking pedestal as part of standard electrical bills.
Can I rent out the basements of the units?
With permission from the Condo Association you can rent out a bedroom, but at this time, the zoning will not permit basement rental as an independent suite.
Do appliances come pre-installed?
Appliances are not included. We allow the home buyers the opportunity to purchase their own appliances so that they can select what is the best fit for their needs and take advantage of extended warranties and retail promotions through preferred providers.
Will there be a fence with a gate?
Yes, there will be a fence with a gate, constructed by the builder.
Will there be a space for a dishwasher?
Yes, there will be a space for a dishwasher in the main floor kitchen.
What kind of materials are being used, and what will the interior look like?
We will release a spec sheet soon, but for now the renders on the website are approximations of the final finish.
Can we request changes to the interior finishing and materials?
These condos are considered spec builds and come with standard finishing. Change Orders for various interior specifications can be negotiated. The exteriors cannot be changed. Change Orders should be requested before the contract is signed so that changes in price may be accounted for. Subsequent changes will be made in writing and mutually signed.
